Providing enough housing to meet the nation’s growing population has been a priority for Government for many years. I read with interest the White Paper on Housing published in February, entitled “Fixing our broken housing market”. Amongst a broad range of proposals being considered to help meet housing need, the paper raises the sensitive question of how to encourage “empty nesters” to downsize.
Latest figures show that around 90,000 people downsize to smaller homes each year, leaving around three million large family houses which continue to be occupied by the over-65s, despite their children having flown the nest. It is estimated that some £835 billion of housing equity is wrapped up in these homes.
With an ageing population and a worsening housing shortage in many parts of the country, Ministers are now eyeing these “under-occupied” houses as potential homes for younger families.

Our research has shown that many over-55s continue to live in houses that no longer suit their everyday needs.
