Our advice for buying a new home
You may have made the decision to ‘rightsize’ and enjoy later life in a more suitable property or location, but we understand that it might have been a while since you last moved home and you may feel a little out-of-touch with the changing buying process.
Knowing the rough outline of how the process works will help you feel in control and so we have put together a step-by-step guide for the Blue Cedar Homes buying process.
1. Reserve your dream home
It is likely you have already done the most exciting part which is finding your new home. To secure your new home with Blue Cedar Homes, you will need to pay a reservation fee (which will be deducted from the purchase price) and be in a position to proceed to buy e.g. sale agreed on your existing property or a cash buyer. Depending on your position, Blue Cedar Homes can conditionally reserve your new home for up to six weeks to allow time for you to agree a sale on your existing property.
2. Arrange your mortgage
Should you need to apply for a new mortgage, we can help you find a mortgage advisor or Independent Financial Advisor to discuss all your buying options.
3. Speak to a solicitor
We can also put you in contact with a conveyancing solicitor who will take control of all the legal aspects of the home-buying process such as carrying out searches, dealing with Land Registry and paying stamp duty.
4. Exchange contracts
When you and your solicitor have reviewed all of the documents, they will get in touch with us to exchange contracts. This is a legally binding document, we will sell you the Blue Cedar Homes property and you will buy your new home. At this point we will ask you to pay a deposit which is usually 10% of the property cost.
On the day of completion, the property officially becomes yours! We will welcome you with the keys to your new home after the monies have successfully transferred from your solicitor to Blue Cedar Homes. You can also then take advantage of our free half day handy-man service to help settle you in, unpack any boxes and make your house a home.
6. Home demonstration
To help familiarise you with your new home, we arrange a new home demonstration session with you to explain how the fittings and appliances work and show you some of the key benefits of your new home.
We try to arrange for this to take place prior to completion and after exchange of contracts, however sometimes it can take place after you have moved in.
